When you read, “It’s never been a better time to sell your house,” there is unprecedented truth in that statement, specifically when it comes to Dallas’ luxury neighborhoods. This fall, home prices will hit record levels and are expected to go higher. Allie Beth Allman & Associates reports that with an average price of $1,185,152, more homes sold over $4 million than ever in the first six months of 2021 and hit record sales of $2.5 billion as of July 31.
Top producers Alex Perry, Elizabeth Wisdom and Chad Barrett of the Perry Wisdom Barrett Group are known for connecting people to get the deal done, particularly when it comes to securing the best prices for homes and estate properties in University Park, Highland Park and Preston Hollow.
Perry represented the seller in a recent transaction in Hunter’s Glen. He told The Wall Street Journal that the $21.5 million mansion in Volk Estates was, “The largest sale in the MLS to date … not including land sales.” And he sold it in just 90 days.
According to MLS, Allie Beth Allman & Associates is No. 1 in the Park Cities and Preston Hollow in listing and selling. The firm also sells the most homes priced between $2 million and $5 million.
Looking toward the fall, luxury real estate remains on fire, said Perry. “The market is hot. I see it continuing for a while,” he said.
The average period to sell a home in North Texas is approximately 29 days. Perry said the top experts know how to best navigate the market, which is about much more than a sign in a yard.
Transparency is among the most critical elements in developing trust, he said, especially with clients from outside the area. These buyers are motivated and will make offers quickly. But it takes a savvy agent to make the offer stand and the contract work.
While headlines proclaim the strength of Dallas real estate, narratives on limited inventory continue. Barrett’s mission is finding products for clients, which is, coincidentally, his team’s greatest strength.
“Having so many top-producing agents in our company allows us to put together transactions and deals before they even go to the open market,” said Barrett.
Due to their experience, unwavering commitment to clients and intimate understanding of the market, the Perry Wisdom Barrett Group projects to finish 2021 at a record pace, with over $400 million in sales.
When it comes to Dallas’ luxury market, many homes have never been worth more. The most important part of the agent’s job is to make sure their client chooses the best buyer.
